Unlocking the site’s potential

Our proposals for Charlton Gateway would be a catalyst for investment and encourage a renewed approach to regeneration along the riverside area.

At a time when development has slowed across London, data centre demand is a way to unlock immediate funding and encourage wider regeneration for this area.

This project would also help deliver the supporting infrastructure that Charlton Riverside has long needed – including new pedestrian routes through the site and abundant green space, such as a linear park along the eastern edge of the site and new woodland areas.

Charlton Gateway would provide:

  • A new green buffer designed to attract wildlife between homes and the development – making Charlton Riverside a more pleasant place for residents, pedestrians and nature
  • Quieter and cleaner streets – the plans would reduce traffic compared to existing uses, and enable improved transport infrastructure
  • Support for local businesses to flourish and scale up – space for small and medium size enterprises and the local community
  • Major investment and high-quality jobs – an uplift of jobs and over £33 million in Gross Value Added (GVA), as well as £3.4 million in annual business rates
  • Cheaper and cleaner energy for Charlton – there would be opportunities to look at a new, low carbon, district heat network for the surrounding area, harnessing heat output from the data centre

The site falls within Charlton Riverside, which has been designated as an ‘Opportunity Area’ by the Royal Borough of Greenwich. The site is also a designated Strategic Development Location in the London Plan.

The site is ideally located for a data centre with sufficient power infrastructure and availability and high-speed fibre in place. It also allows direct access and network security for some of London’s key financial institutions located in Canary Wharf and beyond, meaning Charlton has the potential to be at the forefront of the capital’s digital infrastructure.

Our proposed data centre would not impact local internet speeds or bandwidth for local people, as data centres use fibre optic infrastructure, bypassing local networks.

As a significant landowner on Charlton Riverside, GLi wants to be a good neighbour to the residents and businesses based on the riverside. Our aim is to bring long term investment to the area, supporting high-quality, future-proofed infrastructure to enable development for decades to come.

We want Charlton Gateway to become part of a prosperous mixed-use area reflecting the needs of local residents and businesses.
