Our proposals

GLi plans to regenerate the industrial building on the VIP Trading Estate into a new flexible industrial unit.

The building will offer high-quality warehouse space with an office area, much-improved landscaping, and a design that will make the area more visually appealing.

We hope to provide employment for local people and supply a boost to the local economy – helping to kickstart wider regeneration in the area.

Key benefits for the local area

If approved, our proposals for the site would:

  • Create a development which encourages greater investment in Charlton Riverside
  • Support the transition to a net zero economy in London and improve the look and feel of the local area
  • Provide industrial employment in a strategic location

Industrial heritage, sustainable future

The emerging design for the site aims to reflect Charlton’s rich industrial heritage, and sustainability is being prioritised to ensure the building is fit for the future and supports London’s transition to a net zero carbon economy. GLi is targeting a BREEAM rating of ‘Excellent’ for the building.

Our design approach

The building design will provide a precedent for high-quality industrial design at Charlton Riverside, including:

  • Office space with a blue frontage to create a more attractive view for pedestrians and vehicles on Anchor and Hope Lane
  • A ‘saw-tooth’ roof to complement the industrial heritage of the local area
  • Much-improved landscaping including trees and grass spaces, to soften an area that currently lacks greenery
  • Solar panels on the building’s roof to help meet high sustainability standards

Proposed materials

The proposed materials for the building have been chosen to reflect the area’s industrial heritage with a contemporary update. The navy frontage will provide a soft view from Anchor and Hope Lane, with a modern design signifying this project as part of the start of the wider regeneration of Charlton Riverside.

Landscaping

The current site is bordered on its western edge with a row of London Plane trees. GLi will maintain these trees, and enhance the northern edge of the site, adjacent to the estate road, by planting semi-mature trees which will grow and provide a greener surrounding to the site.

Transport, parking and access

Vehicular access to and from the site will be from the existing estate road, with car parking access through the service yard to the north of the site. Vehicles entering the yard will be screened by the line of trees planted to the north.

The car park will also be screened by the trees to the west side of the site. A pedestrian entrance will be provided from Anchor and Hope Lane, connecting directly to the main building entrance.
